We are living in an interesting world. Business at every level is different, more competitive, and innovative. As landlords in Central Oregon, we need to do the best we can to retain good tenants and avoid vacancies!
Tips to retaining good tenants include the following:
1) Be human, let them know you care. 2) Respond to repair requests quickly. Nothing inflames tenants more than having to make repeated calls for repairs. 3) Keep your property in good condition, paint when necessary, inspect the roof before it leaks, improve the landscaping. 4) If you own multiple units in one location, inspect for debris and personal property improperly stored in the commonly visible areas. For example, junk stored on the porch, non-operative autos on site, etc. No one likes to feel their home has a junkyard quality. 5) Surprise them with a turkey certificate at the holidays, or pumpkins in the fall. These are inexpensive but go a long way toward building goodwill!
The bottom line is simple: Be human, be fair, be caring, and be business-like.
Tenants will think twice about moving if they like the landlord or property management company.
The currant rental market conditions indicate a slight slowing trend for multiple units, as tenants relocate out of the area for employment. Single family house rentals are a strong, “ in- demand” market with rents trending up.
