This month, I want to remind our members of how Oregon Rental Housing Association (ORHA) and our own Central Oregon Rental Owners Association are constantly working to protect property and landlord rights. You may wonder what rights we have that need protecting. As an example, here are just two of the numerous ridiculous bills introduced in Salem this legislative term:

SB – 0507 - Required multi-unit builders to provide antenna systems to all residents. This bill was KILLED!

HB 2029A – Required landlords to provide notice to school districts if an evicted tenant was an education provider. This was AMENDED to exclude residential units. (The original intent of the bill was commercial rentals where schools were renting space, mostly magnet schools.)

ORHA’s lobbyist, Shawn Miller, works very hard to be on top of legislation that would be harmful to landlords’ interests. Shawn is proactive, bright and well informed about property rights, and a portion of your dues supports hiring Mr. Miller.

ORHA is also working hard to reduce overhead and to keep your dues down (part of the dues you pay every year to COROA is forwarded to ORHA). Our ORHA Legislative Director is Jim Straub, a property manager from Salem. Each local rental owners association, including COROA, appoints a representative to work with Jim on your behalf. Terry Flora-Turner is our COROA representative and she has been known to drive through sleet and snow to attend ORHA meetings, generally on the western side of the Cascades. Thank you to all of our members that filled out the Legislative Survey at our Annual Meeting on March 29th.

Speaking of the Annual Meeting, we had a wonderful time, and hope that all who attended enjoyed it. Attendance was the highest in years, the food was excellent, and the program interesting and informative. Many thanks to COROA Board member Michelle Bunting for once again organizing an excellent evening!

My thanks also goes to Terry Luelling, a COROA board member, for organizing the April 26 class on Carbon Monoxide and Smoke Alarms. And coming up May 24, our class will be “10+ Illegal Things Landlords Do.” Don’t miss this.

Our membership at 457 is holding steady, and we welcome new members. Spring is here, vacancy rates are down, rents are going up. Life is good in Central Oregon.
