As we go into the final months of the year, I reflect on the jobs we have as landlords and property managers.These are hard jobs, especially in these challenging times.
Attracting and keeping good tenants is our most important job, especially during the winter months.I know you are receiving requests from tenants to lower the rent.I think the media has hyped this theme so often that tenants feel an obligation to ask, even if they are at or below fair market rent.As I have stated in previous newsletters, these requests should be carefully considered and in my opinion, rarely granted.
We can do things to let our tenants know that we value their business other than simply lowering the rent.Here are a few cost effective ideas to thank good tenants that be will appreciated:
·Give them a gift certificate for a holiday turkey from a local grocery store.
·Deliver a poinsettia or other “season appropriate” gift with a holiday greeting.
·Coffee gift certificates are always appreciated by all, and the denominations can be appropriate to the monthly rental income.
·Complete an upgrade to the unit - carpet, fresh paint, upgraded landscaping, new dining room light fixtures, blinds, etc. Your property value may increase, and the tenant will certainly appreciate the gesture.
Everyone is having their own struggles with this tight economy.Landlords have expenses, negative incomes and reduced property values. On the other hand, the tenants may have lower incomes as well as job losses or reduction in work hours.
Remember, we are all going through this “storm” together! Taking a bit more time and making that extra effort to let the tenants know that you appreciate them may just help you retain that tenant or result in a referral for other tenants.
I strongly believe that there are brighter days ahead for all of us; but realistically speaking it may be a long winter.
Since Thanksgiving is just around the corner, take a moment to reflect on your blessings. In these hard times I have to keep reminding myself that I am blessed in so many ways; and I bet you are too!
